Dear Landlord,
As part of our efforts to upgrade the appearance of our store, we are renovating all exterior building and
ground signage. We are looking at the condition of existing sign faces, cabinets and trim, and
illumination. If we find signs that are in poor condition, they will be replaced with new material, bringing
them in line with current Walgreens' standards. In some instances this work will include replacing neon
and older VY generation LED illumination with new LED illumination components. This work is to be
done at Walgreens cost and in accordance with the requirements provided for in our lease. The
jurisdiction governing this property requires permits to be signed by the Landlord in order for us to
complete this work.
Enclosed are 1 set(s) of Original Documents with the signature locations flagged for your convenience.
Please sign and notarize all sets where indicated, and forward using the enclosed [ups/fedex/priority
mail] envelope to the Sign Installer listed below.

Sbj: Proposed Remodel of Signage
Dear Renee:
Walgreen Eastern Co. Inc, as "Tenant" under that certain Lease dated April 28, 2009 (if and as amended
and/or assigned, the "Lease"), proposes to remodel certain existing Signage ("Signage") on or about the
Leased Premises, all as more particularly set forth in that certain letter dated April 26, 2018.
Realty Income Corporation, on behalf of itself or as manager of the "Landlord" under the Lease, consents
to such Signage, subject to Tenant's compliance with all of the following:
The Signage, and all maintenance, repairs and replacements thereof, shall comply with the
applicable provisions of the Lease.
2. The Signage, and any maintenance, repairs and replacements thereof, shall be accomplished
in a good, quality workmanlike manner, in compliance with all applicable rules, regulations,
laws, codes and/or ordinances affecting the Leased Premises, and shall be authorized or
permitted by any governmental authority(ies) having jurisdiction over the Leased Premises,
if and as required. Tenant shall deliver to Landlord copies of such approvals or permits
prior to installing the Signage.
The Signage, and any maintenance, repairs and replacements thereof, shall comply with any
and all covenants, conditions, restrictions, easements, rights of way, and other matters of
record encumbering or affecting the Leased Premises (collectively, "Restrictions"). In
connection therewith, Tenant shall have the affirmative obligation, at Tenant's sole cost and
expense, to notify, and/or obtain any consents and/or approvals from, the declarant, CAM
manager or other third party whose notification, consent and/or approval may be required
under any Restrictions. Tenant shall deliver to Landlord copies of such notifications,
consents and/or approvals prior to installing the Signage.
4. Without limiting any indemnification by Tenant of Landlord under the Lease, Tenant shall
\ indemnify, defend and hold harmless Landlord from and against any and all suits, claims,

actions, damages, liability, and expenses in connection with (i) personal injury, and/or
property damage relating to or arising from the Signage, and/or (ii) any violation (or alleged
violation) of the Lease, applicable laws, and/or Restrictions.
This letter is not an amendment or modification to the Lease.

Dear Renee:
Walgreen Eastern Co. Inc, as "Tenant" under that certain Lease dated April 28, 2009 (if and as amended,
the "Lease"), proposes to remodel certain existing Signage on or about the Leased Premises, all as more
particularly set forth in that certain e-mail dated April 26, 2018.
Realty Income Corporation ("Realty Income"), on behalf of itself or as manager of the fee owner of the
Leased Premises and "Landlord" under the Lease, consents to such Request for Authorization, subject to
the limitations described herein.
Realty Income hereby authorizes Tenant to execute any and all documents required or desired in connection
with Tenant's use and occupancy of the Leased Premises pursuant to and within the terms of the Lease,
including in connection with the Request for Authorization. Under no circumstances shall Realty Income
or the Landlord be liable under any contract or agreement, written or otherwise, entered into by Tenant,
except as may be provided in a separate written agreement executed by an authorized officer of Realty
Income or the Landlord.
