HomeMy WebLinkAboutVR-98-0000 - Decision - 0035 Maryland StreetSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Eugene & Patricia Reilly Request for a variance, 35 Maryland Street This matter came before the South Burlington Zoning Board of Adjustment on September 28, 1998 by application of Eugene & Patricia Reilly for a variance to construct a 12' x 18'.6" covered deck to within twenty five (25) feet of the Maryland Street right-of-way and eighteen (18) feet of the Ledoux Terrace right- of-way located at 35 Maryland Street according to plans submitted. The Board of Adjustment finds as follows: Area in question is zoned Residential 4 District. 2. Section 25.00 Dimensional requirements, requires a minimum front yard of thirty (30) feet. Property in question is a corner lot which requires thirty (30) foot setbacks from both streets. 4. Proposed deck 12' x 18'.6" to be located to within twenty-five feet of Maryland Street and eighteen (18) feet of Ledoux Terrace. Lot contains 7000 square feet with 70 feet frontage on Maryland Street. Property developed with a 28' x 40' single family dwelling. Applicant purchased property in 1965. Narrowness of lot prevents construction of any deck or porch without a variance. General character of the neighborhood will not be affected, proposed deck should enhance the area.
