Snyder Braverman Development Co, LLC, hereinafter referred to as the applicant, is
seeking approval to amend a previously approved plan for a 58,551 sq. ft. four (4) story
mixed -use building which includes 39 residential units. The amendment consists of
relocating the electric transformer and vault to the northeast corner of the building, 146
Market Street.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
1. The applicant is seeking approval to amend a previously approved plan for a
previously approved plan for a 58,551 sq. ft. four (4) story mixed -use building which
includes 39 residential units. The amendment consists of relocating the electric
transformer and vault to the northeast corner of the building, 146 Market Street.
2. The owner of record of the subject property is Snyder Braverman Development Co,
LLC.
3. The subject property is located in the FBC T-4 Zoning District.
4. The application was received on August 22, 2018.
5. The plans consist of a three (3) page set of plans. Page 1 is entitled, "City Center —
Lot A 146 Market Street City of South Burlington Site Plan", prepared by Lamoureux
& Dickinson Consulting Engineers, Inc. dated 1/6/2018, and last revised on 8/8/2018.
DIMENSIONAL REQUIREMENTS
6. Coverages are not changing.
7. Setback requirements are being met.
SITE PLAN REVIEW STANDARDS
Only the standards below are affected by this application. All other standards will
continue to be met.

8. The proposed electric transformer and vault will meet the setback requirement
and will be screened with eight (8) cedars to comply with Section 13.06C(2) of
the LDRs.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-18-45 of Snyder Braverman Development Co, LLC, subject to the
following conditions:
1. All previous approvals and stipulations which are not superseded by this approval
will remain in effect.
2. This project must be completed as shown on the plan and shall be on file in the
South Burlington Department of Planning and Zoning.
3. The applicant must obtain a zoning permit from within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and void.
4. All exterior lighting must be installed or shielded in such a manner as to conceal light
sources and reflector surfaces from view beyond the perimeter of the area to be
illuminated.
5. The applicant must obtain a Certificate of Occupancy from the Administrative Officer
prior to use of the transformer unit.
6. Any change to the site plan will require approval by the South Burlington
Development Review Board or the Administrative Officer.

decision by filing a Notice of Appeal with the secretary of the Development Review
Board. This Notice of Appeal must be accompanied with a $233 filing fee and be filed
within 15 days of the date of this decision.
