.FINDINGS OF FACT & DECISION

Re: Findings of Fact, application of Lodging North, Inc. to amend
a previously approved site plan for a 130 .room hotel and 135 seat
restaurant. The amendment consists of constructing an access
driveway to an adjoining property, 1117 Williston Road.
On the 26th day of November, 1996, the South Burlington Planning
Commission approved the request of Lodging North, Inc. for site
plan review under Section 26.10 of the South Burlington Zoning
Regulations based on the following findings:
1. This project consists of amending a previously approved site
plan for a 130 room hotel and 135 seat restaurant. The amendment
consists of constructing an access driveway to an adjoining
property_ This property was last reviewed by the Commission on
4/28/92. The only issues involved in this application are access,
coverage, parking and landscaping.
2. This property located at 1117 Williston Road lies within the Cl
District. It is bounded on the west by a vacant building (former
Club Fantasy) and the office and retail building at 100 Dorset
Street, on the north by Williston Road, on the east by a service
station and five (5) residences, and on the south by the partially
developed portion of the 100 Dorset Street complex along Corporate
Way.
. Access/circulation: Access is currently provided by two (2)
curb cuts on Williston Road. The westerly access is for ingress
only and the easterly access is signalized for ingress and egress
and also provides access to the service station to the east. The
proposed access is 24 feet wide and -connects with the access
opening approved as part of the 100 Dorset Street complex at the
southerly end of the applicant's property.
4. Coverage: Building coverage is 15.4% (maximum allowed is 30%).
Overall coverage is 60%.1 (maximum allowed is 70%).
5. Parking: A total of 220 parking spaces are required and 275
spaces will be available.
6. Landscaping: The applicant is proposing to plant 35 Smooth
Sumac and 23 Arborvitae shrubs between his property and the
adjoining 100 Dorset Street property along the southerly and
westerly boundaries.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Planning
Commission approves the site plan application of Lodging North,
Inc. to amend a previously approved site plan for a 130 room hotel
and 135 seat restaurant. The amendment consists of constructing an
access driveway to an adjoining property, 1117 Williston Road, as
depicted on a plan entitled "Connecting Road Plan Ramada Inn
Planting Plan," prepared by T.J. Boyle and Associates, dated
8/22/96, last revised 10/8/96, with the following stipulations:
1. All previous approvals and stipulations which are not
superseded by this approval shall remain in effect.
2. The applicant shall obtain a zoning permit within six (6)
months pursuant to Section 27.302 of the zoning regulations or this
approval is null and void.
3. The applicant shall obtain a Certificate of
Occupancy/Compliance from the Administrative Officer prior to use
of the new driveway.
4. Any change to the site plan shall require approval by the South
Burlington Planning Commission.
