JOHN 130 CHURCH STREET BURLINGTON, VERMONT �» ge,Master Chairman Board of Zoning Adjustment South Burlington, Vermont Mr Chairman: HOME OFFICE • DALLAS, TEXAS January 4, 1966 Re: 9 Lyons Ave Queen City Park The purpose of my appeal on the 12th of this January of 1966 is to gain by request a variance from the South Burlington lot area requirements for a multifamily dwelling. This variance or exception to the rule would apply to my property at 9 Lyons Avenue in Queen City Park. Several points which may apply to this request are listed below for your convenience. 1. It is in zone B residence for multifamily dwellings. 2. There is evidence and the past owner's word that this was previously a two tenement house. The real estate agent also would verify this. 3. The house has nine large rooms and is in very good repair. Over 2000 sq.ft. 4. All of the plumbing has just been inspected and small leaks and stppppgges found in old pipes have been corrected by a well known plumber. 5. The sewage system consists of a large septic tank, two dry wells and leach lines on a downhill sloping back yard consisting of good dry soil with no clay. To be on the safe side I have added 50 pounds of septic tank cleaner to the system to eat up any grease the past owners might have accumulated in the tank but there is no problem and this system has been sufficient for eight people for the past 18 years. 6. I wish to make two apartments here, one upstairs, one down with a maximum of six people residing at any one time. Thank you for any special consideration you may give me in this matter.
