HomeMy WebLinkAboutVR-98-0000 - Decision - 0007 Austin RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMIENT Re: Willard & Lynne Nalchajian STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Request for a variance 7 Austin Road Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on May 11, 1998 by application of Willard & Lynne Nalchajian, the applicants, for a variance to structure a 12.6 x 14.0 two story addition to a single family dwelling located at 7 Austin Road. The Board of Adjustment finds as follows: I ) This area is zoned Residential I District and Conservation - Open Space Districts. 2) The structure in question is located within the Conservation - Open Space District and is non- complying. 3) Section 26.002 prohibits additions to non -complying structures. 4) The existing structure was constructed thirty (30) feet from the high water level. 5) The structure has three bedrooms and only one bath, the proposed addition is another bathroom and expansion of the dining area. 6) The addition will be built at elevation approximately 102 feet above sea level and on the front side away from the lake. 7) Structure built prior to creation of Conservation/Open Space District. 8) The character of the neighborhood will not be affected by this proposal. 9) This request has the support of adjoining property owners. ORDER The variance to construct a 12.6 x 14.0 two story addition at 7 Austin Road is hereby GRANTED. Dated at City Hall, South Burlington, Vermont this day of ���8. South JUN 0 8 1998
