FINDINGS OF FACT & DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application of Stephanie Barrett to amend a previous approval issued
on May 1, 1990 for a 5,000 square foot office building to pave the gravel access drive to the
rear of the building at 6 Lime Rock Road, South Burlington, VT 05403.
On the 22nd day of February, 2001, the Director of Planning and Zoning approved the
request of Stephanie Barrett for site plan review under Section 26.10 of the South
Burlington Zoning Regulations based on the following findings:
1. This project consists of paving 1,585 square feet of an existing gravel access drive
leading to the rear of the building at 6 Lime Rock Road.
2. The record owner of the property is Stephanie B. Barrett. This property is located at 6
Lime Rock Road and is within the IC -Mixed Industrial Commercial and Floodplain
Overlay districts. The portion of the property affected by this site plan amendment is
entirely within the Mixed Industrial Commercial district.
3. Access/circulation: The proposed change would create a 1,585 square foot paved access
drive leading to the rear of the building; this access drive is not shown on the approved
1990 plans is currently graveled. No other changes are proposed.
4. Coverage/setbacks: The proposed change would increase total site coverage by 1,585
square feet, from 25.6% to 29.4%. The maximum for the district is 70%. Total building
coverage (12.1%, maximum of 30%) and front yard coverage (24.8%, maximum 30%)
will not change as a result of this application. All setbacks and coverage requirements
appear to be met.
5. Landscaping?: No changes to the approved landscaping are proposed. No additional
landscaping is recommended as part of this application.
6. Parking, Traffic, Sewer, Lighting and Dumpster. No changes to any of these criteria
will result from this application
DECISION AND CONDITIONS
Based on the above Findings of Fact, the South Burlington Director of Planning and Zoning
approves the site plan application of Stephanie Barrett to pave 1,585 square feet of access
driveway on the property at 6 Lime Rock Road, South Burlington, VT 05403, as depicted
on a plan entitled "S. Barrett, Lime Rock Road, South Burlington, VT, Site Plan & Details,"
dated June 26, 2000, with the following stipulations:
1) All previous approvals and stipulations, which are not superseded by this approval, shall
remain in effect.
2) Any changes to any aspect of the site plan, including changes in exterior lighting, shall
require approval by the South Burlington Development Review Board.
3) No encroachment into the limit of the 100 year flood plain adjacent to the proposed
drive shall be permitted.
4) A zoning permit shall be obtained within six (6) months or this approval shall be null
and void.

Environmental Court, pursuant to 24 V. S.A. § 4471 and V. R. C. P. 76, in writing,
within 30 days of the date this decision is issued. The fee is $150.00. If you fail to
appeal this decision, your right to challenge this decision at some future time may
be lost because you waited too long. You will be bound by the decision, pursuant
to 24 V.S.A. § 4472(d) (exclusivity of remedy; finality).
