SITE PLAN APPLICATION #SP-17-06
FINDINGS OF FACT AND DECISION
Chittenden Solid Waste District, hereinafter referred to as the applicant, is seeking to
amend a previously approved plan for a 5,000 sq. ft. building consisting of: 1) 2,200 sq.
ft. of general office use, and 2) 2,800 sq. ft. of warehouse use. The amendment consists
of converting 2,800 sq. ft. of warehouse use to processing & storage use, 6 Lime Rock
Road.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
1. The applicant is seeking to amend a previously approved plan for a 5,000 sq. ft.
building consisting of: 1) 2,200 sq. ft. of general office use, and 2) 2,800 sq. ft.
of warehouse use. The amendment consists of converting 2,800 sq. ft. of
warehouse use to processing & storage use, 6 Lime Rock Road.
2. The owner of record of the subject property is Stephanie B. Barrett.
3. The subject property is located in the Mixed Industrial -Commercial Zoning
District.
4. The application was received on January 31, 2017.
5. The plan submitted is entitled, "S. Barrett, Lime Rock Road South Burlington,
Vermont", prepared by P. Carlson, and dated 6/26/00.
DIMENSIONAL REQUIREMENTS
6. There are no dimensional changes associated with this application.
7. Setback requirements are being met.
SITE PLAN REVIEW STANDARDS
Only the standards below are affected by this application. All other standards will
continue to be met.

Parking
8. The plan submitted for this application shows six (6) parking spaces available
including one (1) handicapped space. The proposed change in use will not
require any additional spaces. Parking is located on the front and side of the
building. No change to parking is being proposed.
9. The plan does not show a bike rack so the plan will have to be revised to show a
bike rack.
OTHER
10. The plan does not include the snow storage areas and therefore should be
revised to indicate the snow storage areas.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-17-06 of Chittenden Solid Waste District, subject to the following
conditions:
1) All previous approvals and stipulations which are not superseded by this approval
will remain in effect.
2) This project shall be completed as shown on the plan and shall be on file in the
South Burlington Department of Planning and Zoning.
3) For the purpose of calculating road impact fees under the South Burlington
Impact Fee Ordinance, the Administrative Officer estimates that this project will
generate zero (0) additional vehicle trip ends during the p.m. peak hour.
4) The site plan must be revised to show the changes below and will require
approval of the Administrative Officer. Three (3) copies of the approved revised
plan must be submitted to the Administrative Officer prior to permit issuance.
a. The site plan must be revised to show the snow storage areas.
b. The site plan must be revised to show a bike rack.
5) The applicant must obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
6) Prior to issuance of a zoning permit, the applicant must submit to the
Administrative Officer a final set of project plans as approved in digital (PDF)
format.
7) All exterior lighting shall be installed or shielded in such a manner as to conceal
light sources and reflector surfaces from view beyond the perimeter of the area to

be illuminated. All noncomplying exterior light fixtures must be removed or
replaced with conforming fixtures prior to the issuance of a Certificate of
Occupancy.
8) The applicant must obtain a Certificate of Occupancy from the Administrative
Officer prior to using the building for the new use.
9) Any change to the site plan will require approval by the South Burlington
Development Review Board or the Administrative Officer.

by filing a Notice of Appeal with the secretary of the Development Review Board. This
Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days
of the date of this decision.
