HomeMy WebLinkAboutCU-97-0000 - Decision - 0463 0469 Lime Kiln RoadSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT C/-7 , voo() On the 28th day of April, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of Frank Naef & Ed Companion, 1906 & 1908 Airport Parkway. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) The area in question zoned I-C District. 2) Section 15.202 requires conditional use approval for automobile sales. 3) Section 15.210 requires conditional use approval for retail business. 4) Existing uses are auto body repair, general office, retail and storage. 5) Proposed uses are automobile sales and additional retail, auto sales of two vehicles weekly and 400 square feet of retail. 6) Property in question contains 1.08 acres with 233 feet frontage and is developed with five (5) buildings. Conclusion 1) The applicant withdrew the request for additional retail sales, the building in question will continue as general office use. 2) Similar operation on Airport Parkway, character of area should not be affected by proposed use. 3 ) Two to three sales expected weekly with peak times on weekends primarily auto body repair business. 1 4) Proposed use should not adversely affect municipal or educational facilities. 5) Board stipulated a maximum of seven (7) display vehicles on site at any one time. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to sell used automobiles in co unction with an auto body repair shop, located at 1908 Airport Pa kway. v Chairmk-IN South Burlington Zoning Board of Adjustment MAY 1 2 1997 2
