HomeMy WebLinkAboutSD-01-57 - Decision - 0303 0305 Lime Kiln Road#sD-oi-57 FINDINGS OF FACT AND DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Final plat application of Farwater, Ltd. to amend a planned unit development consisting of 85 residential units in four (4) building and a 42 unit congregate housing facility. The amendment consists of relocating electrical transformer, bike rack and dumpsters, 303-305 Lime Kiln Road. On the 20th of November, 2001, the South Burlington Development Review Board approved the request of Farwater, Ltd. for final plat approval under Section 204, of the South Burlington Subdivision Regulations based on the following findings: 1. This project consists of amending a planned unit development consisting of 85 residential units in four (4) buildings and a 42 unit congregate housing facility. The amendment consists of relocating electrical transformer, bike rack and dumpsters. 2. The owner of record is Farwater, LTD. 3. This property lies within the Residential Four District. It is bounded on the north and west by the Winooski River and on the east by the farmlands of John Belter. On the south, a residence and a commercial structure bound the property. Lime Kiln Road runs through the middle of the property. 4. The only issues that affect this application are landscaping, dumpster locations and parking. 5. Landscaping_ The applicant included landscaping to screen the relocated electrical transformer, which is prominently located in view from the public roadway. Green Mountain Power required the relocation of the transformer. 6. Parking: The only change to parking is the relocation of the bike rack to a more suitable location. 7. Dumpsters: The proposed dumpster storage locations are adjacent to the underground parking entrances. These areas are below grade and not visible from the street. DECISION AND CONDITIONS Based on the above Findings of Fact, the South Burlington Development Review Board approves final plat application #SD-01-57 of Farwater, Ltd. to amend a planned unit development consisting of 85 residential units in four (4) buildings and a 42 unit congregate housing facility. The amendment consists of relocating electrical transformer, bike rack and dumpsters, 303-305 Lime Kiln Road., as depicted on an one (1) page set of plans entitled "Farwater LTD Burlington, Vermont Lime Rock Village Proposed Residential Development Airport Parkway ,South Burlington, Vermont Partial Site Plan- East Buildings" prepared by Provan and Lorber, Inc., with the following stipulations: 1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2) Any change to the plat plan shall require approval by the South Burlington Development Review Board. 3) The final plat plan shall be recorded in the land records within 90 days or this approval is null and void.
