SBRC Properties, LLC has submitted final plat application #SD‐19‐12 to subdivide a 27.8 acre parcel into two lots
of 6.2 acres and 21.2 acres and #SP‐19‐07 to construct a 25,560 sf, 31 ft high warehouse building, paved
parking area, and associated site improvements on a proposed 6.2 acre lot, 284 Meadowland Drive.
At the July 2, 2019 hearing the Board requested the applicant revisit the proposed aesthetics of the building
prior to closing the hearing. The applicant has provided a revised building elevation, incorporating several
changes. The applicant has listed the modifications, as follows:
Material style change in three (or four depending how you count the North/West corner) locations
o On drawing see profile of the types of panels being used
o The accent color (grey) now extends approximately 1’ above the existing roof eave to create a
more prominent feel
Color change to coincide with the new material selection (the same colors are being proposed as last
meeting, just different configuration)
Office window style change
Front entrance aluminum store‐front has been expanded to enhance the visual prominence of the
entrance
Window spacing along North Elevation to allow for more symmetrical alignment with the accent panel
location
Based on the feedback provided by the Board at the May 7 and July 2 hearings, Staff considers the proposed
elevations as addressing the Board’s concerns and has prepared draft decisions for the two applications.
Recommendation
Staff recommends the Board review the revised elevations, discuss any outstanding questions or concerns, and
close the hearings.
