HomeMy WebLinkAboutCU-97-0000 - Decision - 0120 Kimball AvenueSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT ` On the 13th Day of January 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of Richard Poston agent for Willis Estate, attending this meeting was Tyler Hart, location 120 Kimball Avenue. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) The area is zoned I-C District. 2) The proposed use is conditional under Section 15.208 of the zoning by-laws. 3) The multiple use as proposed health center and general office is also conditional use. 4) The proposed structure contains 20,000 square feet to include 15,000 square feet as a health center and 5,000 square feet of general offices. 5) Existing building and barn foundation will be removed. 6 Lot contains 1.9 acres with frontage on Kimball Avenue (326 feet) and Shunpike Road (250 feet). Conclusion 1) The proposed use will relocate from a Williston Road site. 2) Two hundred clients are expected on a daily bases, the health center employs four staff members. 3) Traffic estimates are 150 vehicle trip ends for the fitness center and 145 trips for the general offices. 4) Sewer and water usage is requested at approximately 2200 g.p.d., not a problem for the Airport Parkway Treatment plant. 5) Traffic peak hour trips are early A.M. and after work hours. 1 6) Parking as proposed is acceptable, no waivers for parking spaces requested. 7) Character of area not affected, good use for area, industrial park across the street. Based upon the findings and conclusion set -forth above, the Zoning Board of Adjustment hereby grants the applicants request to construct a 20,000 square foot building (health center & general offices) locq- eti at 120 Kimball Avenue.
