FINDINGS OF FACT & DECISION

CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application #SP-00-61 of All Interiors, Inc. to amend an existing site
plan for a two (2) building warehouse/office complc:,: totaling 84,300 square feet, 102
Kimball Avenue. The amendment consists of installing a 200 square foot generator pad
and two (2) 75 square foot air handlers.
On the day of November, 2000 the South Burlington Administrative Officer approved
the request of All Interiors, Inc. for site plan review under Section 26.10 of the South
Burlington Zoning Regulations based on the following findings:
1. The owner of record of Suite 6 at 102 Kimball Avenue is Catamount Woodlands LLC.
2. This project consists of amending an existing site plan for a two (2) building
warehouse/office complex totaling 84,300 square feet. The amendment consists of
installing a 200 square foot generator pad and two (2) 75 square foot air handlers. This
property was last amended by the Planning Commission on 5/10/94.
3. This property located at 102 Kimball Avenue lies within the I-C District. It is bounded
on the east by Adelphia Cable, on the north by several businesses along Williston Road, on
the west by the INS building and on the south by Kimball Avenue.
4. Access/circulation: Access is provided via one (1) 30 foot wide curb cut on Kimball
Avenue. No access change proposed.
Circulation on the site is adequate.
5. Coverage/setbacks: Building coverage is 16.3% (maximum allowed is 30%). Overall
coverage is 35.9% (maximum allowed is 70%). Front yard coverage is 11% (maximum
allowed is 30%).
Setback requirements are met.

6. Landscaping No additional landscaping required.
7. Parking: A total of 136 spaces are required and 137 spaces are provided. The plan
should be revised to provide the minimum parking aisle width requirement along the south
side of unit #6 and west of units #8, 10 and 12.
8. Lighting: No additional lighting proposed. Existing lighting consists of pole mounted
downcasting cutoff luminaries and building mounted wall -pack fixtures.
9. Other: There is an access drive along the east and north sides of unit #20 in addition
to outside storage. This access drive and storage is not approved or allowed. Prior to
issuance of a permanent Certificate of Occupancy, this access drive should be blocked off
and the area seeded.
DECISION & CONDITIONS
Based on the above Findings of Fact, the Administrative Officer approves site plan
application #SP-00-61 of All Interiors, Inc. to amend an existing site plan for a two (2)
building warehouse/office complex totaling 84,300 square feet, 102 Kimball Avenue. The
amendment consists of installing a 200 square foot generator pad and two (2) 75 square
foot air handlers, as depicted on a plan entitled, "Alteration to: Adelphia Business Solutions
102 Kimball Avenue Suite 6 So. Burlington, VT," prepared by David Caplan, Architect, dated
8/18/00, last revised on 11/16/00, with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall
remain in effect.
2. Any new exterior lighting shall consist of downcasting shielded fixtures so as not to cast
light beyond the property line. Any change in lighting shall be approved by the
Administrative Officer prior to installation.
3. The plan shall be revised prior to issuance of a zoning permit to show the changes listed
below and shall require approval of the Administrative Officer. Three (3) copies of the
approved revised plans shall be submitted to the Administrative Officer prior to permit
issuance.
a) The site plan shall be revised to show the parking aisle widths along the south
side of unit #6 and west of units #8, 10 and 12 meeting the minimum requirement of 22
feet.
4. Prior to issuance of a temporary Certificate of Occupancy/Compliance (C.O.) for the
proposed amendment, the access drive along the east and north sides of unit #20 shall be

blocked from use. Prior to issuance of a permanent C.G , the access drive and all disturbed
areas on the north side shall be seeded and all material stored outside shall be removed.
5. The applicant shall obtain a zoning permit within six (6) months pursuant to Section
27.302 of the zoning regulations or this approval is null and void.
6. The applicant shall obtain a Certificate of Occupancy/Compliance from the
Administrative Officer prior to the use of the generator and air handlers.
7. Any change to the site plan shall require approval by the South Burlington Development
Review Board.
