Hello Marla,
A few comments below:
1. The turning radius along the plaza located in front of the “Fitness Above Commercial” is excessively wide; peds
appear to have to travel about 50% farther than necessary because of this. I’m not sure what
vehicles/movements we’re contemplating here, but this should be further evaluated.
2. Since this is just sketch I’ll point out for us to remember down the road the need to evaluate stop control at the
various points where the roads/drives intersect.
3. The signal at 7 & Fayette/McIntosh should be looked at to make sure its timing plans either currently
contemplate this level of density and ped use or that they can be evaluated to best serve this development.
Even with just the current building online, we get a few calls from peds and left turns at this intx. indicating they
are not allotted sufficient time.
4. The new intersection in front of the existing movie theater is very wide; again, this may just be a function of
sketch but something to keep an eye on.
5. Any of these roads proposed to be public?
6. I’m confused by the islands on the west side of the new westernmost road, near the “Existing Movie Theater
Parking” lot.
7. Does the movie theater and its parking remain?

Hi team,
The above referenced master plan sketch and associated phase 2 sketch plan applications will be reviewed on January 7
by the DRB.
The master plan sketch plan application is to establish a master plan for the existing Fayette Road PUD. The future
phases will include a 93 room hotel, 134 units of multifamily housing, 14,266 sf of mixed commercial uses and an open
space of passive recreation and dog park.
The phase 2 sketch plan application is for the 93 room hotel.

I’ve attached the master plan sheet and a representative sheet for the sketch plan Feel free to stop by to review the
hard copy plans, and a link to the application folders are below. Please provide all comments by the end of this week if
possible; I aspire to complete the packet by December 31 but understand with vacation schedules your availability may
be limited.
