180 Market Street Sketch Plan Narrative
A. Description of the Project
The City of South Burlington is submitting a Sketch Plan Application to subdivide an existing 178,295 SF
parcel in to two (2) lots, Lot B1 (32,670 SF) and Lot B (145,625 SF).
B. Demonstration of Compliance with Applicable Review Standards
a) Zoning District and Dimensional requirements.
Not Applicable. There are no lot dimensions within the T5 District.
b) Subdivision Standards: Wetlands, Streams and Wildlife Habitat
The overall property received approved for wetland impacts under #CU-18-01. No wetlands are located
on Lot B.
c) Subdivision Standards: Fire Protection
No buildings are proposed as part of this application.
d) Subdivision Standards: Roads, Utilities, Sidewalks, Recreation Paths, and Lighting.
The Official Map includes a planned street on the east side of Lot B1.
The City is proposing to provide a full streetscape on the west side of the centerline of the planned
(future) street (located east of Lot B1) in conformance with the Support Street typical (travel lane,
parking, landscape strip with lighting, sidewalk adjacent to the building).
On the east side of the proposed centerline, the City is proposing to install the necessary infrastructure
for the travel way and parking and an interim streetscape until Lot B is developed that includes a
recreation path and lighting.
e) Inclusionary Zoning
18.01 Inclusionary Zoning does not apply as the subdivision of Lot B1 will not result in in the creation of
twelve (12) or more total dwelling units through subdivision.
