HomeMy WebLinkAboutSP-86-0000 - Decision - 0275 Kennedy DriveFINDINGS OF FACT STATE OF VERMONZ COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of the Merchants Bank, for construction of a 40,000 square foot building at Kimball Avenue and Kennedy Drive. On the 1.2th of August 1986, the South Burlington Planning Commission approved the request of the Merchants Bank for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is provided from a joint/shared curb out on Kimball Avenue and a right turn in -right turn out only curb cut on Kennedy Drive. 2. CIRCULATION AND PARKING: Circulation is adequate with sufficient aisle width and stacking space for the drive -up bank window. 151 parking spaces are approved, fourteen are waived. 3. LANDSCAPING & SCREENING: A $20,000 landscaping bond is required and the plan meets this requirement. A sidewalk shall be constructed along Kimball and Kennedy Drive to the access drive. A bond shall be posted prior to permit. A 240 foot sidewalk shall be constructed in a location approved by the City on Kennedy Drive. A drainage plan shall be submitted to City Engineer for approval prior to permit. A fee equal to 4% of the cost of intersection improvements on Williston Road shall be paid prior to permit, in accordance with the formula established.
