SITE PLAN APPLICATION #SP-16-52
FINDINGS OF FACT AND DECISION
BAM Property Management, hereinafter referred to as the applicant, is seeking approval
to amend a previously approved plan for a multi -building residential complex known as
Manor Woods. The amendment consists of making improvements to the stormwater
system to buildings 4 and 5 by replacing the existing walkways and installing new storm
lines, 100 Kennedy Drive.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
1. BAM Property Management is seeking approval to amend a previously approved plan
for a multi -building residential complex known as Manor Woods. The amendment
consists of making improvements to the stormwater system to buildings 4 and 5 by
replacing the existing walkways and installing new storm lines, 100 Kennedy Drive.
2. The owner of record of the subject property is Manor Woods Association.
3. The subject property is located in the Residential 7 Zoning District.
4. The application was received on July 26, 2016.
5. The plan set submitted consists of six (6) pages, page one (1) is entitled "Manor
Woods Buildings #4 & #5 100 Kennedy Drive South Burlington, VT", prepared by Civil
Engineering Associates, Inc., and dated 03/21/16.
DIMENSIONAL REQUIREMENTS
6. No changes.
SITE PLAN REVIEW STANDARDS
None of the standards below are affected by this application. All standards will continue
to be met.

In an email to staff dated August 1, 2016 the Department of Public Works provided the
following comments:

The Stormwater Section has reviewed the "Manor Woods Buildings #4 & #5" site plan
prepared by Civil Engineering Associates, Inc., dated 3121116. We do not have any
comments.

DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-16-52 of BAM Property Management, subject to the following
conditions:
1. All previous approvals and stipulations which are not superseded by this approval
shall remain in effect.
2. This project must be completed as shown on the plan and shall be on file in the
South Burlington Department of Planning and Zoning.
3. The applicant must obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
4. The applicant must obtain a Certificate of Occupancy from the Administrative
Officer upon completion of the stormwater improvements.
5. Any change to the site plan will require approval by the South Burlington
Development Review Board or the Administrative Officer.

by filing a Notice of Appeal with the secretary of the Development Review Board. This
Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days
of the date of this decision.
