FINDINGS OF FACT AND DECISION
Pepsico, hereinafter referred to as the applicant, is seeking after -the -fact approval to
amend a previously approved plan for a 94,900 sq. ft. warehousing, processing, storage
and distribution building. The amendment consists of relocating the dumpster enclosure
and the bike rack, 20 Karen Drive.
Based on the plans and supporting material contained in the document file for this
application, the Administrative Officer finds, concludes, and decides as follows:
FINDINGS OF FACT
1. This project consists of after -the -fact approval to amend a previously approved
plan for a 94,900 sq. ft. warehousing, processing, storage and distribution
building. The amendment consists of relocating the dumpster enclosure and the
bike rack, 20 Karen Drive.
2. The owner of record of the subject property is Bottling Group, LLC.
3. The subject property is located in the Allen Road Zoning District.
4. The application was received on May 25, 2018.
The plan set submitted consists of two (2) pages, page one (1) is entitled,
"Pepsi -Cola Bottling Facility 20 Karen Drive South Burlington, VT", prepared by
Civil Engineering Associates, Inc., dated 5/24/17, and last revised on 5/23/18.
DIMENSIONAL REQUIREMENTS
6. No changes to coverages.
SITE PLAN REVIEW STANDARDS
Only the standards below will are affected by this application. All other standards will
continue to be met.

Dumpster Enclosure
7. The dumpster enclosure is being moved to a more accessible location and will be
screened on all sides with a six (6) foot high fence.
Bicycle Parking
8. The plan must comply with Section 13.14 of the LDRs to accommodate the full
requirement of five (5) bicycle spaces (three (3) racks) since this is the second
application under the new bicycle parking requirements.
DECISION
Based on the above Findings of Fact, the Administrative Officer hereby approves site
plan application #SP-18-24 of Pepsico, subject to the following conditions:
1. All previous approvals and stipulations which are not superseded by this approval
will remain in effect.
2. This project must be completed as shown on the plan and will be on file in the South
Burlington Department of Planning and Zoning.
3. The site plan must be revised to show the changes below and will require approval
of the Administrative Officer. Three (3) copies of the approved revised plan must be
submitted to the Administrative Officer prior to permit issuance.
a. The site plan must be revised to include the full requirement of five (5)
bicycle spaces.
4. The applicant must obtain a zoning permit within six (6) months pursuant to Section
17.04 of the Land Development Regulations or this approval is null and void.
5. All exterior lighting shall be installed or shielded in such a manner as to conceal light
sources and reflector surfaces from view beyond the perimeter of the area to be
illuminated. All noncomplying exterior light fixtures must be removed or replaced
with conforming fixtures prior to the issuance of a Certificate of Occupancy.
6. Prior to issuance of a zoning permit for the project, the applicant must submit to the
Administrative Officer a final set of project plans as approved in digital (PDF) format.
7. The Applicant must obtain a Certificate of Occupancy from the Administrative Officer
prior to the use of the site modifications.
8. Any change to the site plan will require approval by the Administrative Officer or the
South Burlington Development Review Board.

by filing a Notice of Appeal with the secretary of the Development Review Board. This
Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days
of the date of this decision.
