SITE PLAN APPLICATION #SP-17-11
FINDINGS OF FACT AND DECISION
Roman Catholic Diocese of Burlington, hereinafter referred to as the applicant, is
seeking to amend a previously approved plan for a 22,000 square foot general office
building. The amendment consists of site modifications to add a walkway to the property
to the north (Rice High School), 55 Joy Drive.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
1. The applicant is seeking to amend a previously approved plan for a 22,000
square foot general office building. The amendment consists of site modifications
to add a walkway to the property to the north (Rice High School), 55 Joy Drive.
2. The owner of record of the subject property is Roman Catholic Diocese of
Burlington VT.
3. The subject property is located in the Commercial 1 — R 15 Zoning District.
4. The application was received on February 9, 2017.
5. The plan submitted is entitled "Roman Catholic Diocese of Burlington 55 Joy
Drive South Burlington, VT Landscape Plan", prepared by Landshapes, dated
2012.
DIMENSIONAL REQUIREMENTS
6. Dimensional requirements are all being met. Overall coverage increases to
51.65% (maximum allowed is 70%).
7. Setback requirements are being met.
SITE PLAN REVIEW STANDARDS
Only the standards below are affected by this application. All other standards will
continue to be met.
(b) The site shall be planned to accomplish a desirable transition from
structure to site, from structure to structure, and to provide for adequate
planting, safe pedestrian movement, and adequate parking areas

8. The new walkway will allow for pedestrian movement to the north which will
eventually connect to a new walkway which will be proposed on the adjacent
Rice High School property. This will facilitate pedestrian access between the two
(2) properties.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-17-11 of Roman Catholic Diocese of Burlington, subject to the following
conditions:
1. All previous approvals and stipulations which are not superseded by this approval
shall remain in effect.
2. This project shall be completed as shown on the plan and shall be on file in the
South Burlington Department of Planning and Zoning.
3. The applicant shall obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
4. The applicant shall obtain a Certificate of Occupancy from the Administrative
Officer prior to the use of the new walkway.
5. Any change to the site plan shall require approval by the South Burlington
Development Review Board or the Administrative Officer.

of the date of this decision.
