Re: Findings of Fact, application of Pizzagalli Development
Corporation, 35 Joy Drive for construction of a 23,000 square
foot office building.
On the 14th of October 1986, the South Burlington Planning
Commission approved the request of Pizzagalli Development
Corporation for site plan approval under Section 19.10 of the
South Burlington Zoning Regulations based on the following
findings:
1. TRAFFIC ACCESS: Access is approved from a new 24 foot wide
driveway from Joy Drive.
2. CIRCULATION AND PARKING: The proposed parking lot and the lot
at 55 Joy Drive are connected at the rear of the building.
Seventy five parking spaces are approved and a waiver of 18% is
granted from the 92 required spaces.
3. LANDSCAPING & SCREENING: A $19,450 landscaping bond shall be
posted prior to permit. The plans meet the requirement. The
sidewalk shall be extended across the entire frontage from the
sidewalk at 55 Joy Drive. It shall be depressed concrete and
continuous across driveways. A fire hydrant shall be installed
at the main driveway in a location approved by the Fire Chief.
The discharge pipe shall be restricted in size as specified. by
the City Engineer. A sewer allocation of 975 gpd is granted at
$2.50 per gallon. The building permit shall be obtained within 6
months.
