D. District. Lot size is approximately 2 acres. Proposed building 98' x 68' will front on Joy Drive. This proposal was granted a variance by the Zoning Board of Adjustment from Section 11.00, the front set back will be 37 feet and the rear line will be 20 feet. The structure will set back 75 feet from 117arrell Road. All other provjsions of the zoning regulations are in conformance. This office has reviewed the site and found a good standing of pines, white birch and maple trees, in the area of the proposed parking area. 'Yy recommendation is to locate and maintain some of these, and design the parking area accordingly. This office does not have the construction cost of the proposed building, but would estimate the landscaping cost to be around �,4,000. In addition, the plan shows two 20 foot wide curb openings, this has been discussed with Mr. Szymanski, and we recommend one 40 foot opening, to serve the proposed parking lot. The clump paper birch with their white trunks will be great with the brick background of the structure. They will lend a natural effect to the area and will be In proportion to the building. They will be lovely accents and the shown locations will serve to stress the entrance to your establish- ment. The use of systemics and the proper fertilization will keep these plants in good condition. The European white birch will give us the required added height on the lawn areas. We are depending on the sprealing yews to give us sufficient evergreen color throughout the year. These should be pruned in an informal manner to harmonize with the natural effect we are after. As another departure from the ordinary, we are planning on using a number of rhodedendrons.These are broadleaf evergreens and will present us with a lovely flowering effect. They will take the exposure and soil conditions. Page 2 The pyracantha is another flowering plant (semi -evergreen) with a profusion of berries in the fall. They, too, will withstand the k' climate. For added emphasis to the right of the entranceway we will underplant the lone birch clump with gndorra junipers. Do note we have left a number of voids around the building which go far towards creating a picture we will be please.l with. Strong plantings are on the western corners of the building to soften that area and to create effective framing. A thinner planting, primarily of birches with a few ,yews, is to the east. You may encounter evening foot traffic from the parking lot and for security purposes the plantings should be such to provide little concealment for intruders. The design is a deliberate off -balance type to coincide with the method nature uses in her plantings and scheme of things. Shrub beds will be constructed where required and heavily mulched. A good suggestion would be to underplant the birch trees with spring -flowering bulbs (tulips, hyacinths, crocus, etc.). Maintenance is minimal but must occur on a regular basis. I suggest you give proper attention to this before implementing this plan. A good lawn is essential to the overall scheme of things.
