HomeMy WebLinkAboutSP-87-0000 - Decision - 0040 IDX DriveC FINDINGS OF FACT OdC> STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of BDP Realty for IDS for construction of a 120,000 square foot office building at 1400 Shelburne Road. On the 28th of October 1986, the South Burlington Planning Commission approved the request of BDP Realty for site plan approval under Section 19.10 of the South Burlington Regulations based on the following findings: 1. TRAFFIC ACCESS: Access shall be provided from a new relocated curb cut on Shelburne Road. The existing driveway shared with Nordic shall be closed and grassed and curbing replaced. A curb cut on Holmes Road extension is approved. 2. CIRCULATION AND PARKING: Circulation is adequate. Until Holmes Road extension is built, a temporary connection between the front and back parking lot is approved along the north of the building. Revised plans showing this shall be submitted to the City Planner for approval prior to permit. 407 spaces are approved with 73 additional if needed. 3. LANDSCAPING & SCREENING: A $37,500 landscaping bond shall be posted prior to permit. A $6,983 intersection improvement fee shall be paid prior to permit. A sidewalk shall be constructed along the Shelburne Road frontage or an equivalent amount of money placed in escrow for construction in a different location if the Route 7 widening includes this sidewalk. Fire hydrant shall be relocated and a 3rd installed behind the new building to meet the Fire Chief's specifications. A sewer allocation of 3825 gpd is made and $2.50 per gallon shall be paid prior to permit. The building permit shall be obtained within 6 months. South Burlington Planning Commission
