Re: Findings of Fact, application of BDP Realty for IDX for
construction of a 120,000 square foot office building in 2 phases
at 1400 Shelburne Road.
On the 15th of December 1987, the South Burlington Planning
Commission approved the request of BDP Realty for site plan
approval under Section 19.10 of the South Burlington Zoning
Regulations based on the following findings:
1. TRAFFIC ACCESS: Access shall be provided from a new
relocated curb cut on Shelburne Road. The existing driveway
shared with Nordic shall be closed and grassed and the curbing
replaced. Two curb cuts on Holmes Road Extension are approved.
The applicant shall bond for the construction of Holmes Road
Extension to the first driveway for Phase I and for the cost of
construction to the second driveway prior to permit for Phase II.
The amount shall be determined by the City Engineer. Easements
shall be obtained from the adjacent owner prior to permit. Prior
to permit an offer of dedication and deed shall be submitted to
the City Attorney.
2. CIRCULATION AND PARKING: Circulation is adequate. A tem-
porary paved access is approved between the front and back
parking lots during Phase I. 407 parking spaces are approved; 73
are available if required by the applicant or the Planning
Commission. 210 shall be constructed in Phase I.
3. LANDSCAPING & SCREENING: A $30,000 landscaping bond for
Phase I and $9000 for Phase II shall be posted prior to permit.
4. OTHER: A $6983 intersection improvement fee shall be paid
prior to permit. A sidewalk shall be constructed along Route 7
frontage. It shall be concrete and continuous across the
driveway. A bond shall be posted for this prior to permit in an
amount determined by the City Engineer.
5. OTHERR: A complete erosion control study by Heindel & Noyse
shall be submitted to the City Engineer for approval prior to
permit. The recommendations for storm water detention shall be
followed. The fire hydrant location and relocation shall be
reviewed and approved by the South Burlington Fire Chief. A
sewer allocation of 7650 gpd (3825 per phase) is granted. The
applicant shall pay $2.50 per gallon prior to permit. The
proposed sewer manholes shall be within paved areas. Storm sewer
pipe shall be concrete or pvc, not metal or aluminum. The 45
foot height is approved for the atrium only. The building permit
shall be obtained;raithin 6 months �jr this approval is null and
