HomeMy WebLinkAboutSP-11-02 - Decision - 0043 Comcast Way#SP-11-02 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING COMCAST - 43 COMCAST WAY, SOUTH BURLINGTON SITE PLAN APPLICATION #SP-11-02 FINDINGS OF FACT AND DECISION Comcast, hereinafter referred to as the applicant, is seeking approval to amend a previously approved plan for a 23,400 sq. ft. general office building. The amendment consists of installing an 8' x 10' pre -manufactured metal open -roof structure and 3 side walls for a smoking area on an existing 8' x 10' concrete pad, 43 Comcast Way. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking to amend a previously approved plan for a 23,400 sq. ft. general office building. The amendment consists of installing an 8' x 10' pre - manufactured metal open -roof structure and 3 side walls for a smoking area on an existing 8' x 10' concrete pad, 43 Comcast Way. 2. The owner of record of the subject property is Comcast. 3. The subject property is located in the I-C Zoning District and is 287,496 square feet in size. 4. The application was received on January 13, 2011. 5. The plan submitted is entitled, "Adelphia Cable Communications Kimball Avenue, South Burlington, VT Site Plan," prepared by Trudell Consulting Engineers, Inc, with a last revised date of 1/12/11. DIMENSIONAL REQUIREMENTS 6. The proposed modification will increase building coverage to 23,480 square feet, or 8%. 7. Total lot coverage will remain at 25.4% 8. Setbacks requirements are met by the proposed addition. Landscaping 9. Pursuant to Land Development Regulations, a minimum of $135 of landscaping must be provided for the estimated project cost of $1,780. Pursuant to Section 13.06(B)(7) of the Land Development Regulations, snow storage areas must be shown on the previously approved site plan. The snow storage areas are shown on the site plan. DECISION Based on the above Findings of Fact, the Administrative Officer herby approves SP-11- 02 to amend a previously approved plan for a 23,400 sq. ft. general office building. The amendment consists of installing an 8' x 10' pre -manufactured metal open -roof structure and 3 side walls for a smoking area on an existing 8' x 10' concrete pad, 43 Comcast Way. 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. This project shall be completed as shown on the plan and shall be on file in the South Burlington Department of Planning and Zoning. 3. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 4. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to occupancy of the building. 5. Any change to the site plan shall require approval by the South Burlington Development Review Board or the Administrative Officer. Signed on this day of �(� 2011 by ymond J.
