Be advised that the Zoning Board of Adjustment has granted your
request to construct a dwelling within the required set back of
Lake Champlain.
Due to the fact that Holmes Road is private, before a permit is
issued approval is required by the Planning Commission. In order
to be scheduled for this, please contact Mr. Page at this office.
Formal findings of fact will be issued by the Board at a later
date.

Dear Board;
Ne would like to apply for a variEnce that would enable us
to build on our lot and maintain the character of the neighbor—
hood. .Tease note these conditions are similar to those of the
adjacent lot (Larry Bagden's) which recently received a vari—
ance.
Tease refer to the site plan and note the shallow depth
of 191.51 ft. on the north border. This depth does not allow
uz to meet the lake set back requirements and maintain a distance
from the road that is equal to those of the other,houses in the
area. Also, the 27 ft. embankment creates a natural separation
of the home from the lake which preserves the lakefront.
The present character of the neighborhood would not be
changed and no hardship would be created by our home because
the houses in this area are between 30ft. and 80 ft. from the
lake and are set back from the road.
