I have determined that the property contains Class Three wetlands, as there is not a connection to a mapped Class II wetland. Since the wetland is Class Three, you do not need a Conditional Use Determination from our office to reconstruct the existing home on the property. If you choose to purchase the property, I would recommend that you give as much breadth as possible to the adjacent wetland, as it drains directly to the lake. If your plans include impacts to the wetland, I suggest you contact the Army Corps of Engineers at (802)872-2983, as your project may trigger their jurisdiction. The applicant is proposing to adjust the boundary between the two properties by 15 feet in order to allow a greater distance from the house to the side setback for the property at 95 Holmes Road. This is a minor property line adjustment and results in no substantial change to setbacks, coverages, lot sizes, or other dimensional requirements that would create non-compliance as regulated in the South Burlington Land Development Regulations. Both properties are still in full compliance with the Land Development Regulations.
