100,000 square foot distribution center, at Holmes Road

for Rite plan apprny under Section 11.70
of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS - Acceptable, due to location on a dead end
street, satisfactory sight distances, and ample driveway width
and turning radii.
2. CIRCULATION AND PARKING - Trucks will be parked inside the
building; there is ample parking for employees. The size of the
parcel is large enough to increase the parking and circulation
area substantially.
3. LANDSCAPING & SCREENING The amount of required landscaping
is waived from $19,000 to $10,000 and oriented to the most
conspicuous (south) side of the project. Topography on the
east side, and existing vegetation on the north provide screening.
No landscaping is considered appropriate for the west side, towards
the railroad. Screening for rooftops equipment is neces ary.

2. Storm drainage and utility sleeving shall he as approved by
the City Engineer.
3. Clear sight triangle shall be maintained at the entrance
to Holmes Road.
4. This approval expires 6 months from this date.
