FINDINGS OF FACT & DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application of Vacu-Tech, Inc. for use of
a 10,000 square foot building for warehouse/distribution (9,856
square feet) and retail sales of boxed food items (144 square
feet), 15 Holmes Road.
On the 13th of May, 1991 the South Burlington Planning Commission
approved the request of Vacu-Tech, Inc. for site plan review
-under Section 19.10 of the South Burlington Zoning Regulations
based on the following findings:
This project involves using a 144 square foot space in a 10,000
square foot storage and distribution facility for -retail sales of
boxed food items. There will be no alterations to the building
necessary to accommodate this new use.
This property is located at 15 Holmes Road in the C1 District.
It is bounded on the north and east by Farrell Distributors, on
the west by the railroad tracks and on the south by Holmes Road.
Access/Circulation: Access to the property is via one (1) 35
foot wide curb cut on Holmes Road.
Coverage/Setbacks: Building coverage is 9.8% (maximum allowed is
30%). Total lot coverage is 26.4% (maximum allowed is 70%).
Front yard coverage is 29.5% (maximum allowed is 30%).
Parking: This project requires a total of four (4) parking
spaces and 13 spaces are being provided. Parking stall dimen-
sions and aisle widths meet minimum requirements.
Landscaping: Since -there will be no improvements to the build-
ing, there is no minimum landscaping requirement.
DECISION AND CONDITIONS
Based on the above Findings of Fact the South Burlington Planning
Commission approves the Site Plan application of Vacu-Tech, Inc.
for use of a 10,000 square foot building for warehouse/distribu-
tion (9,856 square feet) and retail sales of boxed food items
(144 square feet) as depicted on a plan entitled "Swift Independ-
ent Packaging Company," pr:•epared by George Outlaw and dated
11/14/86, last revised 1/2/87 (stamped received date of 5/6/91)
with the following stipulations:
1. This approval is conditional on a maximum retail sales area
of 144 square feet. Any increase in retail sales area will
require Planning Commission approval.
2. A zoning/building permit, if necessary, shall be obtained
within 6 months or this approval is null and void.
