HomeMy WebLinkAboutVR-97-0000 - Decision - 0005 Holmes RoadSTATE OF JERMONT COUNTY OF CHITTENDEN �l'? 7 7- C, C->Q CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the loth day of February, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a variance application of David Farrell d.b.a. Farrell Distributing Corporation, 5 Holmes Road, attending this meeting was James Lamphere. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) The area in question is zoned C-1 District. 2) Existing use warehousing/distribution is conditional use within the C-2 District. 3) The proposed addition 2900 square feet general office area was approved by the Zoning Board and Planning Commission in November, 1994, that approval has expired. 4) The existing structure (approximately 147,000 square feet) was constructed in the 1970's. 5 ) The lot contains 13.8 acres and is located westerly of the Fire Station. Conclusion The application is requesting additional general office area (2900 square feet, two stories) and additional storage area to include a loading deck (approximately 5600 square feet). No additional traffic is expected as the result of these additions. Eighteen to twenty trucks daily and approximately 50 vehicles between 8:00 A.M. and 5:00 P.M. General character of the area is not affected, food processing plant and trucking terminal are neighbors. Site located 12 to 14 feet lower than retail area along Shelburne Road, not visible from Shelburne Road. Property developed under a different zoning designation. 6) Hardship not created by the appellant, present use existing since 1975. 7) Commercial II District located across the street from this site. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant request to construct two additions to an existing warehousing/distribution facility d.b.a.
