HomeMy WebLinkAboutSP-16-78 - Decision - 0005 Holmes Road#SP-16-78 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING FARRELL DISTRIBUTING CORPORATION — 5 HOLMES ROAD SITE PLAN APPLICATION #SP-16-78 FINDINGS OF FACT AND DECISION Farrell Distributing Corporation, hereinafter referred to as the applicant, is seeking after - the -fact approval to amend a previously approved plan for a 163,976 sq. ft. warehouse & distribution facility for a wholesale business. The amendment consists of revising the landscaping plan, 5 Holmes Road. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. Farrell Distributing Corporation is seeking after -the -fact approval to amend a previously approved plan for a 163,976 sq. ft. warehouse & distribution facility for a wholesale business. The amendment consists of revising the landscaping plan, 5 Holmes Road. 2. The owners of record of the subject property are D. M. Farrell & S. McConaughy. 3. The subject property is located in the Commercial 2 Zoning District. 4. The application was received on November 17, 2016. 5. The plan submitted is entitled 'Farrell Distributing Landscape Planting Plan Inspection", prepared by T.J. Boyle Associates, LLC, dated 4/08/15, and last revised on 11/17/16. DIMENSIONAL REQUIREMENTS 6. No changes SITE PLAN REVIEW STANDARDS Section 14.06 of the South Burlington Land Development Regulations establishes the following general review standards for all site plan applications: Only the standards below are affected by this application. All other standards will continue to be met. - 1 — #SP-16-78 Landscaping 8. The proposal is to replace two (2) Persian Perrotia trees with a value of $1,275 with four (4) Spring Snow Crabapples with a value of $1,360. 9. The City Arborist in an email dated 11/17/16 to staff indicated that the plans were acceptable. DECISION Based on the above Findings of Fact, the Administrative Officer herby approves site plan application #SP-16-78 of Farrell Distributing Corporation, subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. This project must be completed as shown on the plan and shall be on file in the South Burlington Department of Planning and Zoning. 3. The applicant must obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 4. The applicant must obtain a Certificate of Occupancy from the Administrative Officer upon completion of installing the new landscaping. 5. Any change to the site plan will require approval by the South Burlington Development Review Board or the Administrative Officer. 0 Signed on this 2016 by PLEASE NOTE: Pursuant to 24 VSA §4465, an interested person may appeal this decision by filing a Notice of Appeal with the secretary of the Development Review Board. This Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days of the date of this decision.
