HomeMy WebLinkAboutSP-89-0000 - Decision - 1100 Hinesburg RoadFINDINGS OF FACT STATE OF VERMONT �,, COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of 1100 Hinesburg Road Part- nership to construction of an 18,456 square foot, 2 story office building, 1100 Hinesburg Road. On the land of May 1989, the South Burlington Planning Commission approved the request of 1100 Hinesburg Road Partnership for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based -on the following findings: 1. TRAFFIC ACCESS: Access is provided by a 24' curb cut on Hinesburg Road located directly across the entrance to Oak Creek Village (residential development). 2. CIRCULATION AND PARKING: Circulation is along the southern border of the property to a parking lot in the rear of the building. The project requires 74 parking spaces and 75 are shown. 3. LANDSCAPING & SCREENING: The applicant shall post a $16,750, 3-year landscaping bond prior to permit. The plan shall be revised to show the existing clump of pines in the front yard, apple trees and pine trees along the northern property line to be relocated elsewhere on the site. The parking layout shall be revised to include landscaping islands in accordance with cover- age requirements and subject to Planner approval. 4. OTHER: The plan shall be revised to show the planned Hines- burg Road right of way. 5. OTHER: Applicant shall record in the land records an access easement for properties to the north subject to City Attorney approval. The proposed location of an access road easement for the properties to the north shall be indicated on the plan. 6. OTHER: All the above stipulations shall be addressed in a revised plan and submitted to the City Planner for approval prior to permit. 7. OTHER: Applicant shall contribute $5,044 to the Hinesburg Road sidewalk fund. The applicant shall contribute $3,251 to the Hinesburg Road Traffic Improvement Fund. 8. OTHER: Applicant shall remit the $2.50 gpd sewer fee based on a 750 gpd sewer allocation prior to permit. 9.
