Re: Findings of Fact, request of A & M Construction Corporation to extend for up to two
(2) years final plat approval #5D-00-03 dated 3/7/00 to construct a 10,500 oq- ft.
office building, 1045 Hinesburg Road.
On the 41" day of February 2003, the 5outh Burlington Development Review Board
approved the request of A & M Construction Corporation for approval of a two (2) year
extension under Section 605 of the 5outh Burlington 5ubdivioion Regulations based on
the following findings:
1. A&M Construction Corporation requested a two (2) year extension to the
expiration date of a PUD approved on 2/15/00, which became effective on 3/7/00.
The PUP consists of: 1) converting a single family dwelling to general office use at
1035 Hinesburg Road, 2) demolition of existing dwelling, and 3) construction of
10,500 oq. ft. general office building at 1045 Hinesburg Road.
2. The owner of record of this property io A&M Construction Corporation.
3. On August 20, 2005, the PRB approve an amendment to the PUD to increase
the size of the general office building at 1035 Hinesburg Road by 1550 sq. ft. The
applicant has completed some portions of the development. The single family
dwelling has been converted to general office use and the sewer and water linen
were extended to serve the two (2) lots.
4. This request io being made pursuant to 5ection 605, Expiration of Approval, of
the subdivision regulations. The section reads ao follows: "if no action io taken
by the subdivider to construct substantially his proposed subdivision within three
years of the final plat approval, said approval shall become null and void; however,
said approval may be extended for up to two additional years, if, after a public
hearing, the Development Review Board determines that the developer has, since
final plat approval, been diligently and consistently pursuing financing or other
approvals necessary for the project." The applicant has indicated that additional
time io needed due to personal reasons. 5taff had no problems granting the two
(2) year extension.

Based on the above Findings of Fact, the Burlington Development Review Board approves
the request of A&M Construction Corporation to extend for up to two (2) years final
plat approval #5D-00-03 dated 3/7/00 to construct a 10,500 oq. ft. office building,
1045 Hinesburg Road.
