A & M CONSTRUCTION— PLANNED UNIT DEVELOPMENT
FINAL PLAT APPLICATION #SD-04-25
FINDINGS of FACT AND DECISION
A & M Construction, hereinafter referred to as the "Applicant", is seeking final plat approval to
amend a previously approved planned unit development consisting of: 1) 3380 sq ft of general
office use in two (2) buildings at 1035 & 1037 Hinesburg Road, and 2) construction of a 10,500
sq ft general office building at 1045 Hinesburg Road. The amendment consists of adding
handicapped ramps at 1035 & 1037 Hinesburg Road. The South Burlington Development
Review Board held a public hearing on May 4, 2004. Mike Gravelin represented the applicant.
Based on testimony provided at the above mentioned public hearing and the plans and
supporting materials contained in the document file for this application, the Development
Review Board finds, concludes, and decides the following:
1. The applicant is requesting final plat approval to amend a Planned Unit Development
consisting of 1) 3380 sq ft of general office use in two (2) buildings at 1035 & 1037 Hinesburg
Road, and 2) construction of a 10,500 sq ft general office building at 1045 Hinesburg Road.
The amendment consists of adding handicapped ramps at 1035 & 1037 Hinesburg Road.
2. The owner of record is A & M Construction Corporation, Inc.
3. The subject property is located in the Industrial and Open Space Zoning District.
4. The plans consist of one (1) sheet entitled, "A & M CONSTRUCTION 1035/1045 Hinesburg
Road PUD South Burlington Vermont Site Plan", prepared by Llewellyn -Howley, Incorporated,
dated 3/25/02.
Motion by Mark Boucher, seconded by Gayle Quimby, to approve Final Plat Application #SD-
04-25 of the A & M Construction Corporation, Inc., subject to the following conditions.-
1. All previous approvals and stipulations shall remain in effect, except as amended herein.
2. This project shall be completed as shown on the plans submitted by the applicant, as
amended by this decision, and on file in the South Burlington Department of Planning
and Zoning.

3. Any changes to the final plat plan shall require approval of the South Burlington
Development Review Board.
4. The final plat plan shall be recorded in the land records within 90 days or this approval is
null and void. The plans shall be signed by the Board Chair or Clerk prior to recording.
