HomeMy WebLinkAboutSP-87-0000 - Decision - 0085 Meadowland DriveFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Orchard Lake Road Properties, for construction of a 96,200 square foot manufacturing facility at 1020 Hinesburg Road. On the 25th of August 1987, the South Burlington Planning Commission approved the request of Orchard Lake Road Properties for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: A 30 foot wide access drive is shown from the Driveway to Lane Press. Future access will be obtained from the proposed extension of Swift Street. The intersection of the Lane Press Road/Orchard Lake property road and Swift shall be made at a right angle upon construction of Swift Street. This revision shall be paid for by the developer and bonded prior to permit. The amount of the bond shall be determined by the City Engineer. 2. CIRCULATION AND PARKING: Circulation is shown around the northwest and southwest of the building. The plans show 155 spaces which are adequate; the ordinance requires 100 for this project. 3. LANDSCAPING & SCREENING: A $52,500 landscaping bond shall be posted prior to permit. The plans must be revised prior to permit to reflect this amount. 4. TRAFFIC: A $7968 contribution to the Hinesburg Road intersection improvement fund shall be paid prior to permit based on 125 peak hour trip ends. The width of the pavement at the intersection of Hinesburg Road and the project is adequate to not require extra turning lanes. 5. A 3170 gallon per day sewer allocation is granted and $2.50 per gallon shall be paid prior to permit. No permits shall be issued until capacity is available. 6. The building permit shall be obtained within 6 months or this approval is null and vdid.,- Chairman, South Burlington Planning Commission
