HomeMy WebLinkAboutSD-01-53 - Decision - 1020 Hinesburg Road#SD-01-53 FINDINGS OF FACT AND DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: final plat application #SD-01-53 of Dynapower Corporation consisting of amending a planned unit development consisting of a 132,700 square foot light manufacturing facility. The amendment consists of: 1) parking layout modification, and 2) adding an 8'x 8' exterior gas storage unit, 1020 Hinesburg Road On the 6th of November, 2001, the South Burlington Development Review Board approved the final plat application under Section 204 of the South Burlington Subdivision Regulations based on the following findings: 1) This project consists of 1) parking layout modification, and 2) adding an 8'x 8' exterior gas storage unit, 1020 Hinesburg Road. 2) The owner of record is Burlington Properties. 3) This property is located within the Industrial & Open Space District. The site is bound to the Lane Press, to the west by Hinesburg Road, to the south by farm land and to the east by Potash Brook. 4) Parking: The project requests a total of 100 spaces. The last plan approved showed 161 spaces. The proposed parking layout results in 160 spaces including six (6) handicapped spaces and a bike rack. 5) Coverage/Setbacks: The plan calls for the addition of an outdoor gas storage unit. The plan showed the location of the proposed unit in access drive loading dock apron. No change in coverage. Setback requirements are met. DECISION AND CONDITIONS Based on the above Findings of Fact, the South Burlington Development Review Board approves final plat application #SD-01-53 of Dynapower Corporation to amend a planned unit development consisting of a 132,700 square foot light manufacturing facility. The amendment consists of: 1) parking layout modification, and 2) adding an 8'x 8' exterior gas storage unit, 1020 Hinesburg Road, as depicted on a plan entitled "Dynapower 1020 Hinesburg Rd South Burlington, VT Site Plan" prepared by Wiemann Lamphere Architects dated 8/28/01 with the following stipulations: 1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2) Any change to the final plat plan shall require approval by the South Burlington Development Review Board. 3) The final plat plan shall be recorded in the South Burlington land records within 90 days or this approval is null and void. The plan, shall be signed by the Development Review Board Chair or Clerk prior to recording. The fee is $150.00. If you fail to appeal this decision, your right to challenge this decision at some fitture time may be lost because you waited too long. You will be bound by the decision, pursuant to 24 V.S.A. ¢ 4472(d) (exclusivity of remedy, finality). 2
