South Burlington City Council
The South Burlington City Council will hold a public hearing at
the South Burlington City Hall Conference Room, 575 Dorset
Street, South Burlington, Vermont on Monday, January 21, 1991 at
7:30 P.M. to consider the following:
Application of Russell and Janet Hill of 835 Hinesburg Road,
South Burlington, Vermont for authorization to construct a 20' x_
24' attached garage and 10' x 12' mud room to an existing
single-family dwelling which exceeds the limitations on land
development requirements as setforth under the Interim Zoning
Regulations, adopted June 25, 1990 on a parcel of land containing
127 acres, located at 835 Hinesburg Road.
Copies of the plan are available for public inspection at the
South Burlington Planning and Zoning Office.

This letter will confirm our conversation of yesterday, December
27, 1990 regarding a permit for construction of a garage and mud
room on the Hill property.
The area in question is under interim zoning which provides
certain use limitations. No additions are allowed without first
obtaining approval from the City Council and only after a public
hearing.
The next scheduled hearing before the City Council is Monday,
January 21, 1991, you must apply no later than Wednesday, January
2, 1991.
Since you have already started the project we must request that
you cease all construction until approvals have been granted.
If you have any questions please don't hesitate to call me.

The Hill's are requesting to construct a 20'x 241 attached garage
and a 10'x 12' mud room.
Under permanent zoning the area is zoned Industrial -Agricultural
District, until recently the property in question was an operat-
ing dairy farm. The property in question contains 127 + - acres
with 1700 feet of Hinesburg Road frontage, the minimum lot size
under permanent zoning is 10 acres with 300 feet frontage.
The minimum setbacks (Section 18.00) are seventy five (75) front
yard, fifty (50) side and rear yards, and one hundred fifty (150)
from the Interstate. The existing setbacks are two hundred
ninety three (293) feet front and over six hundred (600) from the
Interstate. The side and rear yards are in excess of fifty (50)
feet. The property is connected to a private water and sewer
system and not affected by the proposed addition. Due to a
communication problem between the owner and builder the project
was started without a permit, all construction has ceased pending
the City Council's decision.

AN ORDINANCE TO AMEND SOUTH BURLIXOTON ZONING ORDINANCE BY
CREATION OF AN ADDITIONAL AREA OF RESIDENCE 6".
The Selectmen of South Burlington hereby ordains
Section 1. The South Burlington Zoning Ordinatica adopted
February 28, 1964, and the official zoning map adopted
in connection therewith is hereby amended by changing
the land use of the following described land from Planned
District to Residence District B.
A parcel of land located on the westerly side of Hinesburg
Road, south of Interstate 89 containing a frontage of
one hundred twenty five (125i feet on Hinesburg Road and a
depth of one hundred seventy five (175) feet, with as south
boundary bordering the Donald Brisson property, The property
in question Is a portion of the Hill farm.
