The area in question is under interim zoning which provides certain use limitations. No additions are allowed without first obtaining approval from the City Council and only after a public hearing. Under permanent zoning the area is zoned Industrial -Agricultural District, until recently the property in question was an operat- ing dairy farm. The property in question contains 127 + - acres with 1700 feet of Hinesburg Road frontage, the minimum lot size under permanent zoning is 10 acres with 300 feet frontage. The minimum setbacks (Section 18.00) are seventy five (75) front yard, fifty (50) side and rear yards, and one hundred fifty (150) from the Interstate. The existing setbacks are two hundred ninety three (293) feet front and over six hundred (600) from the Interstate. The side and rear yards are in excess of fifty (50) feet. The property is connected to a private water and sewer system and not affected by the proposed addition. Due to a communication problem between the owner and builder the project was started without a permit, all construction has ceased pending the City Council's decision.
