Q - DECISION AND FINDING OF FACT On the 12th day of June, 1995 the South Burlington Zoning Board of Adjustment heard testimony regarding the Conditional use application of Ralph Goodrich, 625 Hinesburg Road, this meeting was attended by Gary Lavigne. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: 1) The area in question is zoned Residential 7 District, general office use is conditional under Section 10.20 of the zoning by- laws. 2) The present use of the property general contractor is a grandfather use which is non -conforming in the R-7 District. 3) The lot contains 1.4 acres with 200 feet of frontage within Zone 5 of the Traffic Overlay District. 4) Access to the property is located within Zone 5 of the Traffic Overlay District. 5) The applicant is proposing a three story, 24,000 square foot general office complex with a footprint of 8,000 square feet. Conclusion 1) The character of the area is not affected, general office use, medical/engineering offices located on opposite corner. 2) Water, sewer and storm sewer is available to site. 3) Access to the site is southerly of the lot located within Zone 5 of the Traffic Overlay District. 4) I.T.E. estimates 65 vehicle trip ends allowed (general office use). 5) With recent improvements completed to intersection of Hinesburg Road and Kennedy Drive traffic flow has improved. 6) Three travel lanes headed in the northerly direction, turning movements should not be obstructed. 1 7) Use of energy efficient mechanical equipment (heat pumps) are being proposed. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicants request to construct a 24,000 square foot, three (3) story general office complex, located at 625,,4 r burq/Rgaj, r cnairman, South Burlington Zoning Board of Adjustment JUN 2 6 "1 2
