Re: Findings of Fact, application of H.A.M.-B.C.D. Properties
for construction of a 3 floor, 20,152 square foot medical office,
general office and immediate care facility at 620 Hinesburg Road.
On the 1st of December 1987, the South Burlington Planning
Commission approved the request of H.A.M.-B.C.D. Properties, for
site plan approval under Section 19.10 of the South Burlington
Zoning Regulations based on the following findings:
1) TRAFFIC ACCESS: Access is approved from a 35 foot wide curb
cut on Hinesburg Road, located slightly north of the existing
curb cut.
2) CIRCULATION AND PARKING: Circulation available on 3 sides of
the building with a 30 foot aisle on 2 sides of the building and
24 feet on one side. The Planning Commission approves 73 spaces
and waives 19 spaces or 21%. Ninety two are required. Twelve
compact car spaces (16%) are approved.
3) LANDSCAPING & SCREENING: An $18,000 landscaping bond shall
be posted prior to permit. Additional trees valued at up to
$5400. may be required by the City Planner to bring the total new
landscaping up to $18,000 if determined that additional
landscaping is needed in the front yards after construction. The
trash area shall be screened by evergreens.
4) OTHER: The sidewalks shall be concrete and continuous across
the entrance. It shall not include a handicapped ramp and the
curbs shall not go through the sidewalk. A 2260 gpd sewer
allocation is granted and the $2.50 per gallon fee shall be paid
prior to permit. A $5610 contribution to the Route 116/Kennedy
Drive intersection shall be paid based on the"Q40 trip ends +00�-V
generated by this development. Articles of Association and
bylaws shall be recorded with the City Clerk and Tax Assessor
prior to permit. The building permit shall be obtained within 6
months or this approval is null and void.
