HomeMy WebLinkAboutCU-97-0000 - Decision - 0550 Hinesburg RoadSTATE OF VERMONT COUNTY OF CHITTENDEN G(� -7 CITY OF SOUTH BURLINGTON On the 25th day of August, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of H.F.B. Realty Partnership, 550 Hinesburg Road, Steve Vock represented the applicant at this hearing. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: FINDINGS OF FACT 1) The area in question is zoned R-7 District. 2) Section 10.20 Conditional uses sub -section 10.204 requires approval by the Board for medical uses. 3) Section 26.65 Multiple uses is requested by the applicant. Proposed use medical office in conjunction with general office use. 4) The existing structure (18,000 square feet) has conditional use approval for general office use, March 22, 1993. 5) The lot contains 1.02 acres with 242 feet frontage. 6) The applicant is proposing conversion of 950 square feet to medical use. Conclusion 1) Character of area will not be altered, adjoining property occupied with medical uses. 2) Additional sewerage 240 gpd has minimal impact on capacity of municipal facilities. 3) Slight traffic increase, one (1) vte during peak hour proposed. 4) Proposed use dentist or chiropractor. 5) Less than 5% of building will be occupied by medical use. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to occupy 950 square feetisting 18,000 square feet of general office for medical u70a se �7ay0 H��nesburg Road.
