FINDINGS OF FACT & DECISION

Re: Findings of Fact, application of Lang Realty to amend a previously approved plan for an 18,000
square foot building consisting of 17,050 square feet of general office use and 950 square feet of
medical office use, 550 Hinesburg Road. The amendment consists of adding a pedestrian walkway
and entrance canopy.

On the ' day of - IV rAe, , 1999, the Director of Planning & Zoning approved the request of
Lang Realty for site plan review under Section 26.10 of the South Burlington Zoning Regulations
based on the following findings:
1. This project consists of amending a plan previously approved on 4/13/93 and 9/23/97 for an
18,000 square foot building consisting of 17,050 square feet ofgeneral office use and 950 square feet
of medical office use, 550 Hinesburg Road. The amendment consists of adding a pedestrian walkway
and entrance canopy.
2. The record owner of the property is HF13 Realty Partnership.
3. This property located at 550 Hinesburg Road lies within the R7 District. It is bounded on north,
east and south by common land which is part of the Winding Brook residential development and on
the west by Hinesburg Road.
4. Access/circulation: Access is provided by a 30 foot curb cut on Hinesburg Road. No changes
proposed.
Circulation on the site is adequate.
5. Coverage/setbacks: Building coverage is 13.6% (maximum allowed is 25%). Overall coverage
is 60% (maximum allowed is 60%). Front yard coverage is 26.7% (maximum allowed is 30%). The
applicant is removing un-used pavement near the dumpster in order to accommodate the new
walkway and not exceed overall coverage..
6. Landscaping No changes proposed.
7. Sewer: No changes proposed.
8. Parking: No changes proposed.

9. Lighting; No changes proposed.
10. Dumpster: An un-used area of pavement near the dumpster will be converted to grass.
DECISION & CONDITIONS
Based on the above Findings of Fact, the Director of Planning & Zoning approves the site plan
application of Lang Realty to amend a previously approved plan for an 18,000 square foot building
consisting of 17,050 square feet of general office use and 950 square feet of medical office use, 550
Hinesburg Road. The amendment consists of adding a pedestrian walkway and entrance canopy,
550 Hinesburg Road, as depicted on a plan entitled, "Wright & Morrissey Hinesburg Road Office
Building Site Plan So. Burlington Vermont," prepared by Civil Engineering Associates, Inc., dated
September, 1993, last revised 8/15/97, and a stamped "received" date of 6/6/99, with the following
stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain in
effect.
2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the
zoning regulations or this approval is null and void.
3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer
prior to use of the new walkway.
4. Any changes to the site plan shall-Kequire approval by the South Burlington Planning Commission.
