DECISION AND FINDING OF FACT
On the 12th day of July 12, 1993, the South Burlington Zoning Board
of Adjustment heard evidence regarding the appeal of Frederick
McGibney, 175 Hinesburg Road based on the following facts and
findings:
1) The applicant is requesting to subdivide a parcel of land
containing 23,187 square feet into two lots. Lot #1 contains 6,920
square feet and lot #2 contains 16,267 square feet. The property
is occupied with two single family dwellings.
2) The neighborhood has a number of non -complying structures -in
keeping with what exists.
3) The narrowness of the proposed lot is due to the location of
the garage.
4) The general character of the neighborhood will not change.
5) Proposed property line represents the minimum variance and is
created by the location of the detached garage.
Based upon the above facts and findings the appellant's request for
a variance is hereby granted.
