Dear Fred:
At the special meeting of the City Council on June 26, 1989 the
Council reviewed the zoning agenda for July 10, 1989 and would
like me to relay their comments on item #1 Appeal of Richard and
Linda Chasse.
The Council has a concern with the conversion of a single-family
unit to a duplex on a significantly substandard lot. In
addition, the Council reaffirms its support for maintaining the
existing character of this neighborhood.

Section 18.00 Dimensional & density requirements - minimum lot
12,000 square feet, minimum frontage 85 feet.
Existing 9618.7 square feet with 76.9 frontage.
Section 19.00 Non -complying structure - Existing setback 16 feet.
Henry Court (granted a variance for porch July 27, 1987). Set-
back from Dumont Avenue 24 feet. Minimum required 30 feet.
Coverage maximum 20% = 1923.6 square feet - proposed 2335 square
feet.
Proposed - 754 square foot addition to rear of dwelling - con-
vert single-family into two-family unit.
