Re: Findings of Fact, application of Alan & Maureen Pidgeon to subdivide a 29.3 acre parcel into
two (2) parcels of 10 acres and 19.3 acres, Berard Drive and Airport Parkway.
On the 24" day of March, 1998, the South Burlington Planning Commission approved the request
of Alan & Maureen Pidgeon for preliminary plat approval under Section 203 of the South
Burlington Subdivision Regulations based on the following findings:
1. This project consists of subdividing a 29.3 acre parcel into two (2) lots of 10.0 acres (lot A)
and 19.3 acres (lot B). The sketch plan was reviewed on 2/10/98.
2. This property located on Berard Drive and Airport Parkway lies within the IC District, the
C.O. District, the Floodplain Overlay District and the Airport Approach Zone. It is bounded on
the north by the Winooski River and undeveloped land, on the south by commercial and industrial
lots along Berard Drive and Airport Parkway, on the west by Berard Drive and a commercial lot,
and on the east by residences and Airport Parkway.
3. Access: Access will be provided to lot A along Berard Drive and to lot B by Airport Parkway.
4. Lot size/frontam Both lots will meet the minimum lot size requirement of 40,000 square feet.
5. Lot A will meet the minimum frontage requirement of 120 feet on Berard Drive. Lot B will
meet the minimum frontage requirement of 200 feet on Airport Parkway.
6. Wetlands: Wetlands on the property have been delineated. The final plat should show the C.O.
District/wetland buffer (50 feet from the edge of the wetland) along all the wetlands on the
property.
7. Sewer: No sewer allocation requested.

8. Other:
a letter should be submitted from the owner of this property indicating his approval to
allow the applicants to act as his agent.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Planning Commission approves the
preliminary plat application of Alan & Maureen Pidgeon to subdivide a 29.3 acre parcel into two
(2) parcels of 10 acres and 19.3 acres, Berard Drive and Airport Parkway, as depicted on a plan
entitled "Proposed 2 Lot Subdivision Berard Drive Berard Drive South Burlington, Vermont,"
prepared by Krebs & Lansing Consulting Engineers, Inc, dated December 30, 1997, last revised
3/16/98, with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain
in effect.
2. The plan shall be revised prior to final plat submittal as follows:
a) The plan shall be revised to show the C.O. District/wetland buffer (50 feet from the
edge of the wetland) along all the wetlands on the property.
b) The plan shall be revised to include adequate data to establish the 1,041.37 foot
distance along the Winooski River which shall include tangents and curves.
c) The plan shall be revised to show a r.o.w. easement over Lot A, in the vicinity of the
GMP r.o.w., that will allow the owner of Lot B to access the northern portion of Lot B
from Berard Drive.
3. The final plat submittal shall include a letter from the property owner indicating his approval to
allow the applicants to act as his agent.
4. The final plat application shall be submitted within 12 months.
