HomeMy WebLinkAboutSP-87-0000 - Decision - 0020 Harbor View Roadi FINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of LTH Associates for construction of a 2 story, 39,000 square foot Community Care Facility on a 2.5 acre parcel, 20 Harbor View Road. On the 10th of November 1987, the South Burlington Planning Commission approved the request of LTH Associates, John Larkin for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1) TRAFFIC ACCESS: Access is approved from a 30 foot wide curb cut at the eastern most end of the property. 2) CIRCULATION & PARKING: A 30 foot wide circulation drive serves the building and parking area. A circular driveway serves the main entry. The facility requires 20 parking spaces. Twenty eight are approved. A bond shall be posted for the sidewalk along the frontage prior to permit in an amount determined by the City Engineer. It shall be 5 feet in width, concrete and continuous across the driveway and located one foot from the property line. Handicapped curbs and ramps shall be in a location approved by the City Planner. 3) LANDSCAPING & SCREENING: A $22,000 landscaping plan is approved. A bond for this amount shall be posted prior to permit. 4) OTHER: a) A right turn lane on west bound Harbor View Road shall be constructed. The design shall be approved by the City Engineer and a bond. posted in an amount determined by the City Engineer prior to permit. b) An storm water evaluation erosion control by Heindel & Noyse shall be completed and submitted to the City Engineer for approval prior to permit. All recommendations shall be followed. c) A $565 contribution to the Route 7 intersection improvement fund shall be paid prior to permit. d) An eight inch water line shall be installed for this project unless smaller is approved by the City Engineer. e) A 7235 gallon per day sewer allocation is made and the $2.50 per gallon fee shall be paid prior to permit. 5) The building perm" shall be obtained within 6 months or lthis approval is null d voifd. j ' � f Chairman,' South Burlington Planning Commission R
