Re: Findings of Fact, application of Shelburne Plastics to amend
a previously approved site plan for a 32,492 square foot light
manufacturing facility. The amendment consists of increasing the
size of the previously approved addition by 1348 square feet, 8
Harbor View Road. --`
On the L-0lday of February, 1998 the South Burlington City Planner
approved the request of Shelburne Plastics to amend a previously
approved site plan under Section 26.10 of the South Burlington
Zoning Regulations based on the following findings:
1. This project consists of amending a previously approved site
plan for 32,492 square foot light manufacturing facility. The
amendment consists of increasing the size of the previously
approved addition by 1348 square feet for a total building square
footage of 33,840 square feet.
The only issues affected by this application are setbacks and
coverage.
2. Coverage/setbacks: Building coverage is 30% (maximum allowed
is 30%). Overall coverage is 66.7% (maximum allowed is 70%).
Front yard coverage is 16.7% (maximum allowed is 30%).
Setback requirements are met.
3. Landscaping: No additional landscaping required because the
cost of this square footage was included in the original addition
cost.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington City
Planner approves the site plan application of Shelburne Plastics
to amend a previously approved site plan for a 32,492 square foot
light manufacturing facility. The amendment consists of
increasing the size of the previously approved addition by 1348
square feet for a total square footage of 33,840 square feet, 8
Harbor View Road, as depicted on a two (2) page set of plans,
page one (1) entitled, "Shelburne Plastics Lots 4 & 5, Bartlett
Property Harbor View Road South Burlington, Vermont," prepared by
Krebs & Lansing Consulting Engineers, Inc., last revised on
2/4/98 with the following stipulations:

1. All previous approvals and stipulations which are not
superseded by this approval shall remain in effect.
2. Pursuant to condition #8 of the May 27, 1997 approval, a
zoning permit for all phases of this expansion shall be obtained
within three (3) years, or the approval for the remaining phases
shall be null and void.
3. The applicant shall obtain a Certificate of
Occupancy/Compliance from the Administrative Officer prior to the
use of the expanded area.
4. Any change to the site plan shall require approval from the
Planning Commission.
