Re: Findings of Fact, application of Leisure World Pools, Inc. to: 1) construct a
20'x 801 open display area for swimming pools, and 2) place a 100 square foot gazebo
on display outside of the proposed display area, 1245 Airport Parkway.
On the 24th day of June, 1997, the South Burlington Planning Commission approved
the request of Leisure World Pools, Inc. for site plan review under Section 26. 10 of
the South Burlington Zoning Regulations based on the following findings:
1. This project consists of amending a site plan previously approved on 11/28/89 for
a 4528 square foot building for retail use. The amendment is to: 1) constructa201x
80' open display area for swimming pools, and 2) placing a 100 square foot gazebo on
display outside of the proposed display area.
2. This property located at 1245 Airport Parkway lies within the IC District. It is
bounded on the north and east by undeveloped land, on the south by Airport
Parkway, and on the west by a commercial building.
3. Accesskirculation: Access is provided by a 30 foot curb cut on Airport
Parkway. No chankes� proposed.
Circulation on the site is adequate.
4. Coverage/ setbacks: Building coverage is 4.5% (maximum allowed is 30%). Overall
coverage is 17. 1% (maximum allowed is 70%). Front yard coverage is 16.2% (maximum
allowed is 30%).
Setback requirements are met.
5. Parking: A total of 11 spaces are required and 16 spaces will be provided
including one (1) handicapped space and a bike rack.
6. Landscaping: There is no minimum landscaping requirement, based on building
costs, for this project. No additional landscaping recommended.
7. Traffic: No additional traffic expected.
8. Sewer: No additional sewer allocation needed.
9. Dumpster: The two (2) dumpsters will be screened.
10. Lighting: No additional exterior lighting proposed.

11. Trailer/ Outside storage: The 11/28/89 site plan approval contained a condition
that there be no outside storage or trailers used for storage. The site currently has
outside storage and an 81x 321 trailer used for storage. The applicant submitted a
letter stating that all outside storage including the trailer will be removed within 30
days of site plan approval.
DECISION & CONDITIONS
Based on above Findings of Fact, the South Burlington Planning Commission
approves the site plan application of Leisure World Pools, Inc. to: 1) construct a
201X 801 open display area for swimming pools, and 2) place a 100 square foot gazebo
on display outside of the proposed display area, as depicted on a plan entitled,
"Location: 1245 Airport Parkway," prepared by Chittenden Management and Permit
Service, and dated 10/31/89, last revised 6/10/97, with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this
approval shall remain in effect.
2. For the purpose of calculating road impact fees under the South Burlington
Impact Fee Ordinance, the Planning Commission estimates that the display area will
generate zero (0) additional vehicle trip ends during the P.M. peak hour.
3. Any new exterior lighting or changes to existing exterior lighting shall consist
of downcasting shielded fixtures. Any change to existing lights shall require
approval of the City Planner prior to installation.
4. The outside storage and 81x 321 trailer shall be removed within 30 days of this site
plan approval.
5. The applicant shall obtain a zoning permit within six (6) months pursuant to
Section 27.302 of the zoning regulations or this approval is null and void.
6. The applicant shall obtain a Certificate of Occupancy/ Compliance from the
Administrative Officer prior to the use of the new display area.
7. Any change to the site plan shall require approval by the South Burlington
Planning Commission.
8. The pool diplay area shall comply with all zoning regulations pertaining to pools
(e. g. , protective fencing around pool).
