Re: Findings of Fact, application of John Larkin for reapproval of a plat originally approved on 1/28/86 for
a planned residential development consisting of 89 multi -family units, 10 duplex units, and 45 single-family
units, Harbor View Road and Baycrest Drive.
1. This application consists of a reapproval of a plat originally approved on 1/28/86 for a planned residential
development consisting of 89 multi -family units, 10 duplex units, and 45 single-family units. The applicant
failed to get the original plat signed by the Planning Commission Chair or Clerk within the mandatory 90 day
time limit.
2. This project is located on Harbor View Road and Baycrest Drive.
3. No changes to the plat are proposed. This request is for a reapproval of the originally approved plat which
is recorded in map volume 200, page 26 of the South Burlington Land Records.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Planning Commission approves the final plat
application of John Larkin for the reapproval of a plat originally approved on 1/28/86 for a planned residential
development consisting of 89 multi -family units, 10 duplex units, and 45 single-family units, Harbor View
Road and Bay Crest Drive, as depicted on a plat entitled "Final Plat, Bartlett Property," prepared by Krebs
& Lansing Consulting Engineers, Inc., dated March, 1982, last revised 1/30/86. This approval is to officially
approve the plat recorded in map volume 200, page 26 of the South Burlington Land Records, subject to the
following:
1. The Chair or Clerk of the Planning Commission shall stamp and sign the plat recorded in map volume 200,
page 26 of the South Burlington Land Records within 90 days or this approval is null and void. Prior to the
Chair or Clerk of the Planning Commission stamping and signing the recorded plat, a legal document shall be
recorded which explains the Planning Commission's action regarding this approval. This legal document shall
be approved by the City Attorney prior to recording.
