DECISION AND FINDING OF FACT
On the 9th day of June, 1997, the South Burlington Zoning Board of Adjustment
heard testimony regarding a variance of Michael Provost, 64 Hadley Road. Attending
was Carole Provost & Jerry Desautels .
Based upon the testimony provided at the above mentioned public hearing and the
documents submitted to the Zoning Board of Adjustment which are contained within
the "document file" for this application, the Zoning Board finds, concludes, and
decides as follows:
Findinos of Fact
1) Area zoned Residential 4 District.
2) Section 25.00 Dimensional requirements, minimum side yard 10 feet.
3) Lot 701x 165' = 11,550 square feet.
4) Existing 121x 21' garage located thirty seven (37) feet from front yard and zero
side yard.
5) House and garage constructed 60 years ago prior to zoning.

1) Two foot drop in elevation to the rear of the lot plus wet land area.
2) Removal of existing garage and 81x 10 shed will result in a decrease in lot
coverage.
3) Filling is not a consideration due to drainage issue.
4) Relocation of garage to rear of lot will increase green space between houses.
5) No concerns expressed by neighbors, one neighbor on record in support of this
request.
Based upon the findings and conclusion setforth above, the Zoning Board of
Adjustment hereby grants the applicant's request for a variance to construct a 141x
24' detached garage to within two (2) feet of the easterly side yard located at 64
Hadley Road.
