HomeMy WebLinkAboutSP-17-57 - Decision - 0020 Gregory Drive#SP-17-57 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING MICHAEL DUGAN - 20 GREGORY DRIVE SITE PLAN APPLICATION #SP-a 7-57 FINDINGS OF FACT AND DECISION Michael Dugan, hereinafter referred to as the applicant, is seeking approval to amend a previously approved plan for a 16,272 sq. ft. wholesale use building. The amendment consists of: 1) establishing a fenced outdoor storage area, and 2) relocating the eight (8) parking spaces displaced by the new outdoor storage area, 20 Gregory Drive. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking approval to amend a previously approved plan for a 16,272 sq. ft. wholesale use building. The amendment consists of: 1) establishing a fenced outdoor storage area, and 2) relocating the eight (8) parking spaces displaced by the new outdoor storage area, 20 Gregory Drive. 2. The owner of record of the subject property is The Granite Group. 3. The subject property is located in the I-C Zoning District. 4. The application was received on July 25, 2017. 5. The plan submitted is titled, "Site Plan — 2017 Depicting Relocated Parking & Dumpster/Outside Storage Enclosure", prepared by Michael Dugan, Architect, dated 7/12/17. DIMENSIONAL REQUIREMENTS 6. Building coverage is 16.3% (maximum allowed is 40%), overall coverage is 65.1% (maximum allowed is 70%), and front yard coverage is 10% along Gregory Drive and 1.5% along Kimball Avenue (maximum allowed is 30%). 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS Only the standards below are affected by this application. All other standards will continue to be met. Vehicle and Bicycle Parking 8. The eight (8) parking spaces displaced by creating the outdoor storage area are to be relocated to a paved area previously used for trucks maneuvering into the loading - 1 - #SP-17-57 dock. The total number of spaces available is 24, including two (2) handicapped spaces, and this number will not be changing. 9. The plan complies with Section 13.14 of the LDRs to include the new type and location for bicycle racks, to accommodate the minimum requirement of four (4) short-term bicycle parking spaces. DECISION Based on the above Findings of Fact, the Administrative Officer herby approves site plan application #SP-17-57 of Michael Dugan, subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. This project must be completed as shown on the plan and shall be on file in the South Burlington Department of Planning and Zoning. 3. The applicant must regularly maintain all stormwater treatment and conveyance infrastructure. 4. The applicant must obtain a zoning permit from within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 5. All exterior lighting must be installed or shielded in such a manner as to conceal light sources and reflector surfaces from view beyond the perimeter of the area to be illuminated. 6. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to use of the site modifications. 7. Any change to the site plan will require approval by the South Burlington Development Review Board or the Administrative Officer. Signed on this day of �%�17 2017 by C ymond J.
