HomeMy WebLinkAboutSP-98-0000 - Decision - 0019 Gregory DriveFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Resolution Realty Partnership to amend a previously approved plan for a 28,000 square foot general office/manufacturing building, 19 Gregory Drive. The amendment consists of adding 13 parking spaces for a total of 79 spaces. This building was originally approved on 3/21/89. On the ?0 day of November, 1998, the South Burlington Director of Planning & Zoning approved the request of Resolution Realty Partnership for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved plan for a 28,000 square foot general office/manufacturing building. The amendment consists of adding 13 parking spaces. The only issues affected by this application are overall coverage and parking. 2. This property located at 19 Gregory Drive lies within the IC District. It is bounded on the north by a residence and an industrial building, on the west by Shunpike Road, on the south by a commercial/industrial building, and on the east by Gregory Drive. 3. Overall coverage: Overall coverage is 36.6% (maximum allowed is 70%). 4. Parking: The existing uses require 57 parking spaces and 79 spaces are available including two (2) handicapped spaces. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Director of Planning & Zoning approves the site plan application of Resolution Realty Partnership to amend a previously approved plan for a 28,000 square foot general office/manufacturing building, 19 Gregory Drive. The amendment consists of adding 13 parking spaces for a total of 79 spaces as depicted on a plan entitled "Resolution Lot 2 Green Tree Park South Burlington, VT 05403," prepared by Judith Bell Harris, dated 10/26/98, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to the use of the additional parking spaces.. 4. Any change to the site plan shall require approval by the South Burlington Planning Commission. South Burlinn Director of Date 2 & Zoning
